What a renovation costs in Tbilisi
Tbilisi prices by the square metre and by the state the flat is in when you take it on. A cosmetic refresh, meaning paint, flooring and light repairs, runs roughly 150 to 350 GEL per square metre. A white-frame flat, already plastered and screeded, sits around 300 to 700 GEL. A black-frame shell is the expensive one: roughly 400 to 600 GEL at the budget end, 600 to 900 mid-market, and 900 to 1,500 for premium finishes. Firms that quote in dollars land around 250 to 450 per square metre for design-led turnkey work.
Run that against a 70 square metre flat and a mid-market black-frame turnkey job is 42,000 to 63,000 GEL before furniture. Treat every published rate as a floor. Materials are the swing factor and imported brands can double the cost of a bathroom on their own.
How to choose
Match the crew to the state of the flat
A team that is excellent at cosmetic work in an old Soviet block is not automatically the team for a bare shell in a new tower. Ask which of the two they did more of last year, and ask for the addresses.
Get the itemised estimate before the contract
The better firms here produce a line-by-line quote in anything from one day to two working weeks depending on how they cost. That document is the actual product. If someone gives you a total on the first visit with no line items, they are guessing, and you will pay for the guess in month three.
Decide who buys the materials
Either the crew buys and adds a markup, or you buy and carry the delivery risk. Both models work. What does not work is leaving it undefined, because that is exactly where the mid-project surprise lives.
Red flags
- A price per square metre quoted before anyone has seen the flat.
- No written scope of works, or a scope that says "renovation" followed by a number.
- Refusal to fix the labour price in the contract. Materials tracking the market is fair. Labour tracking it is not.
- Payment demanded well ahead of progress. Opening payments of 30 to 40 percent are normal here. Seventy percent up front is not.
- No warranty in writing. One year is the market standard and two years is available.
- Site access refused, or photo updates that quietly stop for a week.
When you do not need to pay for this
Single-trade jobs do not need a renovation company. A leaking mixer, one room repainted, a new worktop: all of these are cheaper booked directly with a tradesman, and the Georgian marketplaces where individual masters advertise are full of them at 20 to 40 GEL per square metre for basic work. The management layer you pay a firm for only earns its keep once several trades have to be sequenced in the right order.
Pay for the full firm when the flat is a black-frame shell, when you are not in Georgia, when you are renovating to rent and every empty week costs money, or when you need a designer and a crew who have already worked together. Pay for it too if you do not speak Georgian and the building has an active residents' association, because that negotiation is not one to run through a translation app.
